Site Selection
A location decision is a ten-year bet placed with one signature. Our site-selection work is the homework that makes it a calculated one.
The screen
- Customer geography — drive times, daytime vs. residential population, and where your actual customers live and work.
- Traffic & access — counts, turn access, signalization, and visibility. A great corner on the wrong side of the morning commute is the wrong corner.
- Co-tenancy — who draws your customer to the area, and who competes for them once they’re there.
- Zoning & entitlements — whether your use, signage, parking, and hours are permitted as-of-right or need a variance (and how long that takes here).
- Total occupancy cost — rent plus nets, utilities, buildout amortization, and the incentives that offset them.
Then the shortlist gets real
We tour, model the two or three finalists side by side, and negotiate them in parallel — because the second-best site is your leverage on the best one. For expanding operators we also sequence the pipeline so store two doesn’t cannibalize store one.
Beyond retail
The same discipline applies to office (parking ratios, commute sheds, hybrid-work footprints) and industrial (clear heights, dock counts, power, and truck access) — the variables change, the rigor doesn’t.
