How do I find and apply for a rental?
Browse available rentals on kpdd.com under Rentals — every listing has photos, details, and its pet policy. The Apply button on each listing takes you to the online application for that property.
How do I pay rent?
Online through the tenant portal — pay one-time or set up automatic payments, and see your full receipt history. The portal login is in the Tenants menu on any rentals page.
How do I submit a maintenance request?
Log in to the tenant portal and open a maintenance request — you can attach photos and track progress as we schedule the work. For emergencies like active leaks, no heat, or anything unsafe, call (706) 327-2255 any time.
Are pets allowed?
It depends on the property — each listing shows its pet policy. Where pets are allowed, there's a pet screening step and a lease addendum.
When is rent due, and what about late fees?
Your lease sets the due date, any grace period, and late charges. The tenant portal always shows your current balance.

Collected rent is disbursed monthly, with a statement posted to your owner portal showing income, expenses, and any invoices we paid on your behalf.

Fees depend on the property type and portfolio size. Contact us for a proposal — it comes with a rental price analysis of your property.
How do you screen tenants?
Credit, criminal background, employment and income verification, and rental history — the same written criteria for every applicant, in line with Fair Housing law.
How is maintenance handled, and what will I be charged?
Tenant requests come through the portal and our 24/7 line. We dispatch vetted vendors and reconcile invoices on your monthly statement. Non-emergency work above the authorization limit in your management agreement gets your approval first.
