A Comparative Market Analysis (CMA) is a price estimate from a licensed real estate agent based on recent sales of similar homes near yours. It's free, takes 1–2 business days, and is calibrated to today's market and your home's specific condition. An appraisal is a formal valuation by a licensed appraiser ($400–$600), more rigorous in process but a single point-in-time number — typically required by lenders, not by sellers preparing to list.
How accurate are online estimates like Zillow Zestimate?
Algorithmic estimates are useful starting points but typically miss 5–10% in either direction because they can't see your home's interior, recent updates, or neighborhood-specific dynamics. A local CMA looks at the same comparable sales but applies an agent's first-hand knowledge of which homes truly compare to yours.
Will I be obligated to list with after the CMA?
No. The CMA is complimentary and there's no obligation. We're confident in the value we deliver — many sellers do go on to list with us, but it's a sales process, not a contract. You'll receive your CMA, talk with an agent if you want, and decide on your own timeline.
How quickly will I get my CMA?
