Consistent policies keep things fair for tenants and predictable for owners. This page is a summary — your lease or management agreement is always the controlling document.

Equal housing

We comply with federal, state, and local fair housing laws. Every application is evaluated against the same written criteria — no exceptions.

Applications & screening

Every occupant 18 or older submits an application. Screening covers credit, criminal background, employment and income verification, and rental history. Current application fees and qualification criteria are shown in the online application for each property, or available from our office.

Rent & payments

Rent due dates, grace periods, and late charges are set by your lease. Paying online through the tenant portal is the fastest option and gives you a running receipt history.

Security deposits

Deposits are held and returned in accordance with Georgia and Alabama landlord-tenant law, with a documented move-in condition report and an itemized disposition after move-out.

Maintenance & repairs

Non-emergency requests go through the tenant portal, where you can track progress. For emergencies — active leaks, no heat, safety issues — call (706) 327-2255 any time. For owners: non-emergency work above the authorization limit in your management agreement is approved by you before we dispatch.

Pets

Pet policies are set per property — check the listing. Where pets are allowed, expect a pet screening step and a lease addendum.

Renewals & move-out

Renewal offers and move-out notice requirements follow your lease. Every move-out gets a documented walkthrough against the move-in condition report.
